The islands of the Bahamas have had an relatively good economy over the past ten years as compared to many islands within the Caribbean Basin. Real estate, business investment, and hospitality sectors have all been, at times, quite robust during this period. Nassau’s real estate values have climbed to the top echelon of regional resort pricing. Also, the Bahamas now have a progressive and more effective government that appears to understand what is necessary to compete in the contemporary marketplace. Recently the government has studied the consideration for new incentives for upgrading the world famous Cable Beach area and proposes undertake co-marketing campaigns with the island’s resorts.

There has been international interest in the Bahamas due to the region’s stability, liberal banking policies, availability of high quality real estate, and strong tourism numbers for the hospitality industry. The proximity of the Bahamas to the continental Unites States has always been an obvious draw, but never before have so many people entered the real estate market here.

The Bahamas Government strongly encourages investment outside of the two main traditional industries of tourism and banking. Investors, through their local counsel, should submit to the BIA a project proposal with supporting information. An approved project, where there is applicable legislation, will result in government concessions in customs duties and real property tax. The Exchange Control Department of the Central Bank is responsible for the operation of exchange controls in The Bahamas under the Exchange Control Act of 1952 and Exchange Control Regulations Act of 1956.

Nassau is one of the world’s important private banking centers with 400 banks represented from 36 countries. All retail, commercial, and institutional services are available. In general, practically all the Bahamas Out Islands such as The Abacos, Exumas, Eleuthera plus numerous private islands have witnessed recent acquisitions and considerable progress regarding upscale mixed-use development.
